Since the 4th of June 2021, the night curfew (midnight to 6am) in force on the Balearic Islands has been abolished after the Balearic government refrained from applying to the Supreme Court for an extension. Constitutional lawyers had previously expressed serious constitutional concerns about extending the curfew. Finally, the Spanish Supreme Court had also declared an extension of the curfew and the restriction of private meetings unconstitutional on the basis of a complaint by the public prosecutor's office. Nevertheless, there are restrictions on Mallorca and the neighbouring islands. Mallorca real estate: International funds and celebrities on a shopping spree

 

Mallorcas real estate market was in good motion even in the crisis year 2020. Predominantly in the commercial property sector. Spectacular were the sales of the hotels Punta Negra in Costa d`en Blanes, which went to the Mandarin Oriental Group for 130 million euros, and the Hotel Formentor, which the Andorra-based Emin Fund bought for 165 million euros and plans to invest a further 20 million euros in the renovation. But individual personalities from business and sport are also investing heavily in Mallorca at the moment: for example, Corinna and Gina-Maria Schumacher, wife and daughter of Michael Schumacher, they bought a finca in Andratx with 5.4 hectares of land for 2.8 million euros in spring 2021, where they want to build a small equestrian facility. They had already acquired a respectable luxury property in Port Andratx in 2018. In the neighbourhood of the Schumacher finca, the Birkenstock heir, Alex Birkenstock, bought a finca for 16 million euros in May 2021, after selling the Birkenstock group for 3.4 billion euros together with his brother. Robert Lewandowski, who bought a luxury villa in Santa Ponsa in April 2021, did it a little more modestly. And Oli Kahn is currently planning a magnificent villa in Son Vida. Palma: disused swimming pool "S`Aigo Dolca" to be rebuilt for 9.5 million euros

 

The S`Aigo Dolca swimming pool in Palma's Terreno district, which was closed in 1972, is to be rebuilt at a cost of 9.5 million euros. Half of the funds come from the Island Council and half from the EU. The tender for the construction work is in preparation. The new luxury swimming pool will set new standards. It will be a six-storey, stepped and light-flooded building with an area of 6,504 sqm. It will be heated with renewable energies. The swimming pool (25 x 12 m) has six lanes. Adjoining are a sauna area, a solarium and various sports areas.

 

Inca: Soon three city hotels in Inca

 

Inca has been a wasteland in terms of hotels in the past. But slowly something is happening: three new city hotels are being planned and are about to open. First of all, there is the "Can Guixe" project in Carrer Estrella. Here, the renovation work is about to be completed; the bistro on the ground floor is already open. The "Hotel de Ciutat de Tramuntana" in the Avenida de Lluc is still in the planning phase. Here, the former leather factory Can Ballester is to be converted into a city hotel, which is mainly aimed at cycling tourists. And finally - also in the Avenida de Lluc, not far from the Teatre Principal - the "Can Vidal" is being built with five double rooms. Here, too, the renovation work is imminent.

3. Mallorca – Economy

 

Tourism I: Spanish government expects 45 million foreign tourists in 2021

 

In 2019, the year before the pandemic, Spain had 83.5 million foreign visitors, according to official statistics. These accounted for 12 % of Spain's total economic performance. In 2020, Spain recorded just under 19 million foreign visitors, a slump of 77%. Spain's Tourism Minister Reyes Maroto expects 45 million foreign tourists again in 2021. With regard to the European vaccination passport, the low incidence levels and hygiene and safety measures, Maroto said: "We have developed tools that enable safe travel".

 

Tourism II: From 7th of July 2021 cruise ships will be allowed to dock in Palma's harbour again

 

After a break of more than a year, cruise ships are allowed to dock in all Spanish ports - and thus also in Mallorca. The lifting of the docking ban is justified by the positive development of the pandemic and the strict regulations for cruise shipping. The cruise companies welcome the safe resumption of cruise tourism, especially because it could secure the jobs of 50,000 families. Furthermore, the return of cruise tourists would have a positive impact on all sectors, especially trade and gastronomy.

 

Tourism III: 70% of tourists expected in June 2021 compared to June 2019

 

Palma's airport operator AENA expects passenger traffic in June 2021 to be 70% of the same month in 2019, based on bookings from Central European markets, Scandinavian countries, the Benelux countries and especially Germany. If - as expected - the UK also puts Spain on the "green list", this would additionally trigger a booking boom from the UK. First of all, however, Boris Johnson has still not green-listed the Balearic Islands because of the mutations of the coronavirus, so that British tourists have to go into a 10-day quarantine after returning from Mallorca. A hard blow for the tour operators, who were counting on British guests early on.

 

Hotels/Gastronomy I: Riu hotel group buys ownership shares in 21 hotels from TUI for 670 million euros

 

The Majorca-based hotel group Riu has bought ownership stakes in 21 hotels from TUI for a purchase price of 670 million euros. TUI previously held 49% of the shares and the Riu Group 51%. The deal only concerns the real estate ownership. The background to the transaction is that TUI wants to reduce the pandemic debt and tie up less capital in its own properties and hotels. The hotels will continue to be operated by a joint 50:50 management of TUI and Riu. The hotel management group includes 100 hotels and resorts worldwide.

 

Hotels/Gastronomy II: 95% of Mallorca hotels open since the beginning of June 2021

 

At Whitsun 2021, only 30% of Mallorca's hotels were open, but from the beginning of June, 95% are already open. The wave of openings began with the reactivation of the German and Scandinavian travel markets and continued with the announcement of openings for the British market. The development of tourism will also have a positive impact on all businesses that live from tourism - transport, trade, gastronomy.

 

Hotels/Gastronomy III: Special regulations for terrace use remain in force until September 2021

 

The special regulation for Palma's restaurateurs to use parking spaces in front of cafés and restaurants as terraces will remain in force until September 2021. The regulation should support the innkeepers after the first lockdown and allow them a small source of income. In 2020, Palma had already waived fees for the use of terraces, which had led to reduced revenues of 1.4 million euros. For 2021, a shortfall in revenue of 1.8 million euros is expected.

 

 

Traffic I: In summer 2021, 83% of flight routes will be operated again

 

Air traffic is also currently awakening from its pandemic sleep. In summer, 83% of the flight routes that existed before the pandemic are to be operated again. A total of 78 destinations will then be covered. The increase is also directly related to the greatly expanded hotel offer on Mallorca.

 

Traffic II: Condor investor announces new strategy

 

After secret negotiations to take over the airline Condor, the British financial investor Attestor has now announced its plans for the future. In addition to 250 million in equity capital, Attestor wants to provide 750 million in debt capital to get the ailing Condor afloat again. As soon as the tourism market recovers, Condor, as the market leader in German holiday air travel, will particularly gain. Condor plans to become the leading European provider of holiday flights with long-term further development.

 

Traffic III: Zeppelin flights from Mallorca to Barcelona soon possible

 

The British company Hybrid Air Vehicles (HAV) wants to operate Zeppelin flights between Mallorca and Barcelona from 2025. The flight time is to be 4.5 hours. The European Aviation Safety Agency has already given its approval. The approval of the Spanish Aviation Safety Agency (AESA) is still missing. The Zeppelin "Airlander 10" has only 10% of the CO2 emissions of a normal aircraft. The project is getting EU funding, which had already been approved before the Brexit. Traffic IV: The "Red Lightning" runs again between Palma and Sóller

 

As of 1st of June, the "Red Lightning" runs again twice a day there and back between Palma and Sóller. The ticket costs €25. If you also want to travel with the "Tranvía" in Port de Sóller, you can buy a combined ticket for €32. The "Red Lightning" was inaugurated on 16th of April 1912. Originally, it was used exclusively to transport goods from Palma to Sóller. Today, the electric narrow-gauge railway mainly carries tourists, who can marvel at olive groves, almond orchards and flocks of sheep on the journey from Palma to the mountains. The journey takes about 40 minutes. It passes through 13 tunnels and crosses several bridges, including the "Cinc-Ponts" viaduct with 5 arches whose openings are 8 m high. Traffic V: From 15th of June 2021 bus connections from the airport to the holiday resorts will be available again

 

As of 15th of June 2021, the "Aerotib" intercity buses will once again run regularly from Mallorca's Son Sant Joan Airport between 6 am and 11 pm every hour. The buses will travel from the airport to the following places on the island:

 

Line A 11:

Camp de Mar, Paguera, Santa Ponsa, Costa de la Calma

Line A 12:

Magaluf, Palmanova, Son Caliu, Costa d`en Blanes

Line A 32:

Son Bauló, Can Picafort, Playa de Muro, Playa de Alcúdia, Port de Alcúdia, Alcúdia, Inca, Pont d`Inca Nou

Line 42:

Cala Bona, Cala Millor, Sa Coma, S’ Illot, Portocristo, Manacor, Vilafranca, Montuïri, Algaida

Line 51:

Campos, Llucmajor, S`Arenal de Llucmajor

Traffic VI: Green Airlines flies to Paderborn-Lippstadt and Rostock-Laage as of July

 

The German airline Green Airlines, founded in 2020, plans to fly twice a week to Paderborn-Lippstadt and Rostock-Laage from July 2021. The company wants to make its air traffic "sustainable and green". The flights will be operated with Embraer 190 jets with fuel efficiency, low emissions and low noise pollution. The Embraer 190 has room for 100 passengers.

 

Production/Trade: French company buys pearl factory MAJORICA

 

Almost a year ago, insolvency proceedings were opened over the company of the traditional Majorica company. Majorica pearls are also traded in Armenia, China, Kazakhstan, Colombia, Morocco, Mexico, Peru, Portugal, the Philippines and Russia. After that, a bidding war between several international bidders began, in which on the one hand the assumption of old debts and on the other hand the securing of jobs were at stake. The French company Majolaperla, owned by the French investor Gregorie Bontoux, who is also a shareholder in the Carrefour retail group, finally won the bid. Majolaperla wants to bring 12 million euros to the company. 161 jobs have been secured, whereas 118 workers will lose their jobs. Read also our BLOG article in German: "Perlen von Mallorca".

4. Mallorca - Law, taxes, and finances

 

New Spanish law combating tax fraud

 

The Spanish Parliament passed a long-awaited law against tax fraud on 25.05.2021. One of the main measures is the abolition of tax amnesties. The legislator sees these as an unfair advantage over taxpayers who do not meet their obligations. Furthermore, the amount of tax debt above which one officially appears on the tax office's debtor list will be reduced from one million euros to 600,000 euros. Also, for the first time, the use of software that enables double-entry bookkeeping is prohibited by law. With the new law, cash payments to self-employed persons and companies are only possible up to 1,000 € (previously 2,500). Another component of the law concerns cryptocurrencies: The possession and use of these digital payment systems must be declared in the tax return. The possession of cryptocurrencies abroad must be declared in the Modelo 720. With the passing of the law, the implementation of the Anti-Tax Avoidance Directive (ATAD) is also implemented. Illegal holiday rentals: 25% of the offered accommodations do not have a licence

 

An analysis of the properties offered for holiday rental on the holiday rental platform Airbnb revealed: many do not have a licence. The Balearic government had tried to impose heavy fines on Airbnb, but these were overturned by the courts. „Unerlaubte Ferienvermietung: Bußgeld für Airbnb aufgehoben“. There is apparently a lack of staff to prosecute the individual providers. Thus, illegal holiday rentals will remain without consequences for most providers. According to Airbnb, 40% of the legally offered apartments are already fully booked for the month of June. Requests have been increasing daily since travel restrictions were softened.

Tip II: Palma Aquarium reopens after eight months of Covid break

 

The Palma Aquarium has been open again since 3rd of June 2021 after an eight-month break due to Covid19. Initially, guests can only visit the aquarium from Thursdays to Sundays from 10 am to 5 pm. Further opening days will be announced as tourism develops. The management of the aquarium has used the last few months to expand the outdoor green and garden zones in particular. Two new exhibitions have also been organised. One deals with bluefin tuna, moonfish and blue sharks, the other with red corals. (www.palmaaquarium.com).
